Low to Mid-Rise Housing Reforms
The NSW Department of Planning, Housing and Infrastructure has announced the long awaited second stage of the Low and Mid-Rise Housing Reforms will take effect next Friday, 28 February 2025.
The changes will apply to residential zones within 800m walk of town centres, train stations and light rail stations to make dual occupancies, multi dwelling housing and residential flat buildings permissible. New development standards will be introduced in these zones, relating to building height and FSR’s, amongst other controls, including:
Buildings up to 6 storeys (height 22m, FSR 2.2:1) within 400m of designated stations and centres on land zoned for medium or high-density residential
Buildings up to 3 storeys (height 9.5m, FSR 0.8:1) within 800m of stations and centres on land zoned for general or low-density residential
Employment zoned land and some environmentally sensitive areas are excluded from the policy
Importantly, the existing in-fill housing bonuses available will continue to apply.
